Lyons principals acted as Development and Project Manager and obtained rezoning, freeway access and development approvals. Subsequent to planning approval, the following improvements were made to the green acre site.

- Construction of a 5,825m2 office building, 5 Green Star (LEEDS Platinum equivalent) for Hydro Tasmania Consulting on a 16-year leases
- Civil works for the 10.7ha industrial estate
